The distribution of the population by type of residence varies between EU countries. This indicator also varies depending on whether you live in a city, suburb, or rural area. “Scan Intel” has cross-referenced INSTAT and EUROSTAT data to see how Albanians rank among European countries.

About 464,731 inhabited dwellings in Albania are houses and 261,594 are in apartment buildings, out of a total of 726,325 inhabited dwellings. This means that about 64% of Albanians live in houses, while about 36% live in apartment buildings. Thus, the country continues to have a strong residential profile with individual buildings, where most families live in larger and more separate spaces. This indicator places Albania among the countries in Europe that have the highest percentages of the population living in private homes.

According to EUROSTAT figures, in the EU in 2024, 51% of the population lived in a private house, while 48% lived in an apartment (and 1% lived in other accommodations).

Houses are more common in two-thirds of EU countries. Ireland, at 90%, recorded the highest proportion of the population living in private homes, followed by the Netherlands and Belgium, both at 77%, as well as Croatia at 76%.

On the other hand, the highest percentages for apartments were observed in Spain with 65%, Latvia with 64% and Malta with 63%.

In cities, around 73% of the EU population lived in an apartment and 27% in a house. In the suburbs of cities, around 57% of people lived in a house and 43% in an apartment, while in rural areas, 83% of the population lived in a house and only 16% in an apartment.

We emphasize that all percentages for Albania are calculated on occupied dwellings, as INSTAT does not publish data according to the number of people living in each type of dwelling, while EUROSTAT data are as a percentage of the total population./ SCAN
