Shocking evidence from inside the Durrës Marina project site raises alarm about the safety of two of the first buildings built in this gigantic complex. According to a subcontractor engaged in concrete works, the first two buildings have suffered significant subsidence, reaching up to 74 centimeters of subsidence.

The project, otherwise known as the Alabar complex, has been presented as a strategic investment of 3.2 billion euros in the Durres port area. However, recent evidence casts strong doubts over the quality of construction and the standards applied.

According to the subcontractor, the problem started in the early stages of construction, when the deep piles necessary for the unstable sandy terrain near the sea were not installed. 'The terrain does not support the building. It is swampy, sandy. Construction should have been done on piles, but in order to save costs, the wrong procedure was followed,' he says.

After the problems appeared, serious damage was found in the building, including structural cracks and broken elements such as doors and windows. Currently, according to the testimony, lateral reinforcement interventions with piles are being carried out, a solution that experts consider insufficient if it was not applied from the beginning.

On the other hand, measurements carried out on the ground by Piranjat, using drone technology, confirm a significant difference in level between the buildings. The results show differences of 70 centimeters to 1 meter between the structures, thus matching the denunciation made by the source within the project.

This development comes at a time when the project has been under criticism for its slow progress and financial model. Although the construction of around 1,680 apartments was promised in the first phase, only three buildings have been completed so far, while real investments remain far from the initially declared figures.

According to financial data, for the years 2023–2024, about 41 million euros have been spent on works, while the company itself has invested only a small portion of the capital from its own funds, relying mainly on the sale of apartments in the project phase.

However, the fundamental question still remains unanswered: who is responsible for this situation - the designers, the implementers, or the state institutions that supported the project?/Piranjat
